It is free money, a gift intended to help you overcome the obstacle of the significant amount of cash required to become a homeowner.

We use the term GENUINE FREE GIFT in accordance with Canada Mortgage Standards. This term means that when a Gift is received and it isn’t a loan, there is no repayment required and there is no attachment to the equity of your home – it is a GENUINE FREE GIFT.

Canadian mortgage companies and mortgage default insurance companies require you to have a minimum of 5% cash payment as your mortgage downpayment. If any portion of this downpayment is a Genuine Free Gift, it must be declared. 

Our 2.0% gift is a Genuine Free Gift which means that no repayment is required or expected. We also do not require or maintain any equity (ownership) in your home. Once you take possession of your new home found on our website and your dream of homeownership is realized, the lawyers disburse your Genuine Free Gift to you, or how you have directed the lawyers to disburse it.

How Does It Work?

The process to take advantage of the 2.0% Genuine Free Gift is really quite simple. 

  • Step One: When you decide to purchase your new home posted on our website, you begin the qualification process to receive our Genuine Free Gift of 2.0% of the purchase price of your new home. 
  • Step Two: Inform the Home Builder and advise that you want to receive our Gift and how you want to use your Gift.
  • Step Three: Qualify to receive your Genuine Free Gift by completing your mortgage approval for your new home, through the lender of your choice. Receive your mortgage approval and then remove all conditions on the Offer-To-Purchase of your new home.
  • Step Four: We transfer your Genuine Free Gift to the law firm's trust account. On possession day, the lawyer will disburse the Gift to you, or how you have instructed them to disburse it - maybe to repay your RRSP contributions you used as downpayment funds - or pay mom and dad back.

That’s it! Congratulations! You are a new homeowner. You have unlocked homeownership and the stability and security of owning your own home are now yours!

Home Buyers FAQs

The Gift is a genuine financial gift equal to 2.0% of the purchase price of your new home. This Genuine Free Gift is to be applied to your un-insured mortgage as part of your mortgage downpayment. This Gift does not have to be repaid. As long as you are approved by a mortgage provider for a New Home found on our website, you are eligible for this Gift. Your New Home Finder will not attach ourselves to your New Home in any way. We believe that your new home should be exactly that – your new home, not part of our assets.

 

ZERO. Once the Gift has been applied to the mortgage deposit, it is a genuine gift and never has to be repaid.

  • If a Home Buyer receives our Gift, it is a genuine gift and never has to be repaid.
  • If a Home Buyer receives our Gift, it is a genuine gift and we do not attain equity, ownership, or shares of any part of your home.
  • If a Home Buyer receives our Gift, it is a genuine gift and there is never any type of repayment from anyone.

 

The purpose of the Gift is to help make homeownership obtainable. Everyone is different, our Gift is for you to use to help you become an owner of a Brand New Home that has no hidden surprise costs that can arise in older homes.

There are standard mortgages, flex mortgages - your mortgage broker will direct you to the best for your needs. Our Gift can be diebursed by the law firm to help you repay your RRSP contributions used for your mortgage approval, or to repay mom and dad for their assistance - or for New Home upgrades that you require, or appliances, window coverings, etc...

 

You select one of the New Homes from our website, and once the offer is complete and all conditions removed, we place your Gift in trust with the law firm. Upon completion of your purchase, the law firm disburses the Gift to you, after you take possession of your home.

 

There is no application or processing fee to receive the Gift and no part of the Gift is repayable. The home buyer may be responsible for payment of typical home purchasing costs for certain third-party expenses such as for closing services, funding advances, taxes and legal costs in connection with the Gift and associated documents.

 

We only provide the Genuine Free Gift when you purchase one of the homes found on our site. If you have found a New Home or a New Home Builder that is not on our website yet - this could simply indicate that the New Home has not been posted yet, or that the Builder is presently in the set up process.  Please contact us if your prospective home is not on our site and you want to qualify for our Free Gift.

To be eligible to receive the Gift, the following must apply:

  • The home buyer can be an Nth time home buyer - you can be a first time buyer or a seasoned buyer.
  • The recipient(s) must qualify for a new first mortgage on the New Home found on our website and receive approval from a mortgage provider and remove all conditions on the New Home's Offer to Purchase and take possession of the New Home.
  • The recipient(s) can only receive one 2.0% Gift per home purchase.
  • Based on each individuals ability of getting mortgage approval, the recipient(s) must provide a minimum requested downpayment from traditional sources (such as savings, withdrawal/ collapse of a registered retirement plan/fund) as per the first mortgage lender/mortgage broker who are providing the approval. If the lender/mortgage broker allows, then this amount will be added to the Gift of 2.0% to make up the total mortgage downpayment. If not, we provide you with your Gift after you take possession of your New Home.
  • Based on the requirements of the first mortgage lender/mortgage broker, they may require you to have more than 5% to 18% as your base, saved deposit from traditional sources.
  • No total qualifying annual income is required for our Gift Recipient(s). This measurement is for the provider of the mortgage approving your mortgage.

Yes, the first mortgage lender/mortgage broker will determine what your individual downpayment will be for any specific home or price range. Presently CMHC, Genworth and Canada Guaranty require that your 5% to 20% downpayment must come from you, your RRSPs or your parents.  They feel that if you use our Genuine Free Gift as part of your downpayment, that you wont have enough "skin-in-the game" and are a higher risk to default. Due to this, we do not offer our Genuine Free Gift as part of your mortgage downpayment, unless it takes you up to or above a 20% downpayment where you do not require default insurance.

Based on individual requirements of the first mortgage lender/mortgage broker, they may require you to just have 5.0% from traditional sources (such as savings, withdrawal/ collapse of a registered retirement plan/fund or parental gift) or they may require you to have more than 5.0% as your base, saved deposit from traditional sources. When you are in this lower percentage downpayment, we provide our Free Gift after possession of your home, so it is not part of your approval process - however, you are welcome to use our Gift to pay back your RRSP contributions or repay mom and dad for their assistance.

 

 

  • Step One: When you decide to purchase your New Home posted on our website, you begin the qualification process to receive our Genuine Free Gift of 2.0% of the purchase price of your home.
  • Step Two: Inform the Home Seller and advise that you want to receive our Gift.
  • Step Three: Qualify to receive your Genuine Free Gift by completing your mortgage approval for your New Home, through the lender of your choice. Upon receiving mortgage approval, then remove all conditions on the Offer-To-Purchase of your home.
  • Step Four: We transfer the Gift to the law firm's trust account. On possession day, the lawyer will disburse the Gift as per their instructions.

The home can be refinanced without any issues concerning the Genuine Free Gift. The Gift is a one-time genuine gift to you and has no attachments to your new home or the mortgage on it. 

 

No, because you receive your Genuine Free Gift after you take possession of your New Home, it is not part of the mortgage approval process - even if you are using the Gift to repay your RRSP contributions back, after using them for your downpayment. 

If you have 18% as a downpayment and want to use our Genuine Free Gift of 2% to give you a 20% downpayment, then you should inform the mortgage company.
